12 South takes its name from 12th Avenue South, the commercial strip that runs through a compact early-20th-century neighborhood. It developed as a mixed area of small businesses and residential streets in the 1940s, and has seen heavy revitalization over roughly the last fifteen years, which is why historic and modern homes sit side by side.
The south end of the neighborhood is anchored by Sevier Park, about 20 acres of mature trees and rolling lawn that hosts a seasonal farmers' market. It is a practical orientation point on foot, since the whole district is easy to walk end to end.
Nearby Belmont-Hillsboro grew as a streetcar suburb after the Belmont Land Company won a franchise for a street railway line along Belmont Boulevard in 1901. That streetcar-era layout is part of why this part of Nashville still rewards walking, and why a tasting route here covers a lot of ground in a short distance.
