Very little, by comparison to the wider region — downtown Cancún and the Hotel Zone are almost entirely 20th-century construction, built on a planned timeline starting in 1970. The area's real Maya heritage is concentrated at nearby sites rather than within the modern city itself.

About This Tour

It's easy to assume Cancún has centuries of history behind it simply because it sits in a region layered with ancient Maya cities, but the city itself is remarkably young. Before 1970, the stretch of sand that's now the Hotel Zone was a sparsely populated sandbar home to a handful of fishing families — there was no resort, no road network, nothing resembling a city at all.
What exists today is the direct result of a deliberate government plan. A feasibility study funded through Mexico's central bank in the late 1960s identified the site, construction broke ground in April 1970, and by 1974 the project had become the flagship development of FONATUR, Mexico's national tourism development agency — Cancún was built, from the start, as an "Integrally Planned Center," not a city that simply grew on its own over time.
That makes a city tour here a genuinely different exercise than one in Mérida or Valladolid: the real story isn't ancient ruins within city limits, since there are essentially none, but how an entire modern resort city — and the real Maya heritage of the wider region surrounding it — can be understood side by side in one focused walk.
